THE STRATEGY

Why the standard mortgage experience fails your clients

A 10 bps difference on a $700,000 mortgage costs roughly $700 per year. That is less than your client spends on their subscription services for the year. When the mortgage conversation starts and ends with the rate, the real planning opportunity disappears. The repayment structure, the prepayment flexibility, the alignment with cash flow and retirement timeline — none of that surfaces in a rate comparison. Your client gets a number. They lose 25 years of strategic leverage.

A mortgage negotiated without the financial advisor loses something irreplaceable: the full picture. When a client signs a mortgage through a branch or a rate aggregator, the product is optimized for a lender’s model, not the client’s financial plan. The cash flow implications, the debt structure, the interaction with RRSP, FHSA, or investment accounts — none of that is on the table, unless it’s about transferring assets to the bank. nesto Signature puts it back on the table, with you in the room.

When clients shop mortgages independently, they optimize for the wrong variable. The result is a product that looks good in isolation but creates friction with the broader financial plan.

A mortgage event, purchase, renewal, or refinance is one of the highest-stakes financial moments in a client’s life. It reshapes cash flow for 25 years. It triggers insurance needs, estate implications, and investment capacity decisions. For most financial advisors, it is also one of the most underutilized touch points in the client relationship. nesto Signature exists to make touch points count.

THE NUMBERS

What integrated mortgage strategy delivers

These three scenarios illustrate what becomes possible when the mortgage is treated as part of the financial plan. The rate-only alternative is included in each data table for comparison.

James, 42

Cash flow optimization

James was focused on securing the lowest available rate at renewal. His advisor introduced nesto Signature. The three-way discovery call revealed that James’s mortgage was on an accelerated repayment schedule, compressing his monthly cash flow and reducing his RRSP contribution capacity at peak earning age. nesto Signature’s recommendation was to switch to a monthly payment schedule, redirect the freed cash flow to a maximized RRSP contribution, and use the tax refund to accelerate the mortgage on his terms, not the bank’s standard structure. The net result over the amortization period: $47,000 in cumulative advantage.

Muriel, 38

Equity leverage via HELOC

Muriel owned a property with $290,000 in equity and was approaching renewal. Her financial plan included a long-term investment strategy, but her equity sat idle in the property. The rate-first approach would have renewed her mortgage in a standard fixed product. nesto Signature recommended structuring the remaining balance as a standard mortgage and converting the home equity into a HELOC component, enabling disciplined leveraging of her non-registered investment portfolio. The tax-deductible interest reduced her effective cost of borrowing. Net advantage over the mortgage term: $130,700.

Daniel and Julie, 45

Accelerated payoff

Daniel and Julie wanted to be mortgage-free before retirement at 62. Their existing 22-year amortization would have kept them in payments until 67, five years past their target. A rate-first renewal would have trimmed their monthly payment slightly and done nothing to address the timeline. nesto Signature restructured the mortgage with a prepayment plan tied to Daniel’s bonus schedule and Julie’s consulting income, directing $30,000 per year toward the principal under the 20/20 prepayment privilege. Result: amortization cut from 22 years to about 12, the mortgage discharged at 57, and roughly $226,000 in interest saved versus the rate-only path.

¹ Disclosure
The above scenarios are illustrative, not guarantees. Results depend on each client's mortgage interest rate, outstanding balance, amortization, tax situation, and follow-through. All three assume a 4.79% 5-year fixed rate, a 25-year amortization (or time remaining), and the highest marginal tax bracket.

James' $47,000 assumes that the freed-up cash flow is contributed to an RRSP and that the tax refund is applied annually to the mortgage, with 5% RRSP growth. Muriel's $130,700 assumes $200,000 invested at 6.5% annually over 20 years through a readvanceable HELOC, with deductible interest. Daniel and Julie's $226,000 assumes a $30,000 annual lump-sum prepayment on a $750,000 balance, cutting the amortization from 22 years to about 12.

Rate, return, and tax assumptions are illustrative and subject to change. Clients should review their own numbers with their advisor and a nesto Signature mortgage expert.

THE EXPERIENCE

How it works

nesto Signature is designed to integrate into your existing workflow without adding administrative friction.

Step I

You refer

When a client reaches a mortgage inflection point: purchase, renewal, refinance, or needs to access home equity, you make a single introduction to nesto Signature. No paperwork on your end. No change to your advisory process.

Step II

Three-way discovery call

You, your client, and a dedicated nesto Signature mortgage expert join a structured discovery call. The call begins with the client’s financial objectives, not the mortgage product. The financial advisor’s plan for the client is the frame. The nesto Signature licensed mortgage expert will work to create a solution that fits that frame.

Step III

Full transparency

Your client receives a complete written summary of the recommendation: the product selected, the strategic rationale, the integration with their financial plan, and the alternatives considered. You receive the same documentation. Nothing is opaque.

Step IV

30 bps automatic compensation

Your referral compensation is automatic and tied to the funded mortgage. No invoicing, no manual tracking. 30 basis points, paid at funding.

THE EXPERIENCE

Why financial advisors partner with nesto Signature

Holistic planning, fully realized

The mortgage is one of the most consequential financial decisions your client will make. nesto Signature brings it inside the plan, where it belongs. Your client's advisor relationship is the frame. nesto Signature operates within it.

Client retention at the inflection point

A mortgage event is when clients are most exposed to banks, product pushes, and institutional cross-sell. Being present at that moment with a strategic recommendation, not just a referral to a rate-comparison site, is what separates financial advisors who retain clients through life transitions from those who lose clients to those transitions.

Full documentation, full visibility

Every nesto Signature file generates written documentation of the recommendation and its rationale. You have full visibility into what your client was shown and why. This supports your KYC refresh, financial plan update, and suitability record without requiring any additional work from your practice.

Deepened trust, not displaced relationship

Signature does not cross-sell investments, insurance, or financial planning to your client. The mortgage is the full scope of the engagement, and when it closes, the client returns to you. We go a step further: when the mortgage surfaces an insurance need, such as protection on the new balance, we direct that conversation back to you rather than writing it ourselves. The relationship and the revenue attached to it stay in your book.

30 bps per file

Compensation is automatic at 30 basis points on the funded mortgage amount. No invoicing, no tracking, no administrative overhead. For a $700,000 mortgage, that is $2,100. For a $1,000,000 file, $3,000. Delivered when the mortgage completes funding.

A dedicated nesto Signature advisor, not a queue

Your clients are not routed to a call centre. They work with a dedicated nesto mortgage expert who has been briefed on the advisory context before the first call. The experience reflects your standard of service, not a transactional intake flow.

Our Philosophy

‘The best mortgage isn't the one with the lowest rate. It's the one that serves the rest of the plan.’
